Ziel der vorliegenden Arbeit ist es, herauszufinden, warum die ansässigen Geschäftsleute die Simmeringer Hauptstraße als Standort gewählt haben. Dazu erfolgt eine Untersuchung der Standortfaktoren und eine Befragung der betreffenden Gewerbetreibenden. Eine der Grundannahmen ist, dass die Simmeringer Kaufleute ihrem Standort eine besondere räumliche Bedeutung zumessen.
Als Bezirk mit einer verhältnismäßig jungen Bevölkerung, weiteren Landreserven für Wohnbautätigkeiten und einer guten öffentlichen Anbindung sind die Grundvoraussetzungen für einen auch zukünftig attraktiven Wirtschafts- und Lebensstandort gegeben. Seit jeher stellt die Simmeringer Hauptstraße das Zentrum des Bezirks dar.
Der Strukturwandel im Einzelhandel hat für Geschäftsstraßen niedrigerer Kategorien jedoch drastische Folgen. Durch die zunehmende Mobilität der Bevölkerung und verstärkte Suburbanisierungsprozesse hat sich das Einkaufsverhalten der Kunden verändert: Großflächige Betriebsformen mit Bereitstellung von ausreichendem Parkraum nehmen mit einer Vereinheitlichung des Warenangebots rasant zu und Eventshopping steht im Vordergrund. Die in den historisch erwachsenen Geschäftsstraßen kleinteiligen, verfügbaren Flächen werden zunehmend uninteressant, Verfallseigenschaften zeigen sich, eine negative Spirale wird in Gang gesetzt.
Eine unverwechselbare und eigenständige Geschäftsstraße kann jedoch eine besondere emotionale Bindung und Sicherheit bieten. Und genau hier soll angesetzt werden: Nur aus starken Netzwerken und kreativen Milieus kann ein entsprechendes „Wir-Bewusstsein“ erwachsen und damit dem Trend der Kaufkraftabflüsse an den Stadtrand und in das städtische Umland entgegenwirken.

The key objective of this thesis is to explore why local shop managers chose a particular Viennese street called “Simmeringer Hauptstraße” as their business location. For the purpose of this research, the location has been evaluated on various different aspects and the local shop managers were interviewed in respect to their location selection. The research was thereby built on the assumption that the local shop owners have selected this location on strong purpose.
The “Simmeringer Hauptstraße” is located at the centre of the 11th district and the district has constantly grown in history around this particular area. The district is assumed a very attractive location for future business and living purposes for it is characterized by a relatively young population rate, good connections to public means of transport and high potential for future housing projects.
The structural changes in retailing, however, have had serious impacts for shopping streets of lower categories such as the “Simmeringer Hauptstraße”. Due to increased mobility rates among the population and ongoing processes of suburbanisation, the buying behaviour of customers of the present has changed: the importance of event shopping and large shopping centres that offer wide parking facilities and standardized range of products is on constant rise while individual street shopping becomes more and more unattractive to customers of today. In result, the importance of shopping streets as sales areas of the future is in strong decline and negative processes are set in motion.
In joined effort, however, shopping streets have great potential to counteract to this negative trend and work against future decline as outlined in this paper. Building creative networks and strong customer relationships are thereby identified as potential strategies to break with current trends and become unique and distinct shopping areas for the customers of tomorrow.
